HOW DOES EQUITY ADVANCE WORK?

 Live Property has partnered with proptech innovation company DepositMate™ to exclusively offer our clients the unique EQUITY ADVANCE program which unlocks a way to buy property with little or no cash deposit.

Over the years, Live Property has established and built solid relationships with some of the industries best residential developers. We work with these developers to help get homeowners into the properties that they develop using DepositMate™ and the EQUITY ADVANCE program. 
 
Once you have selected your preferred property, it is then valued by your bank or one of our recommended banks. This approved valuation is what DepositMate™ will secure up to 20% deposit directly to the developer. You will then borrow the remaining amount from your bank or one of our recommended banks.

THE DEPOSIT PROVIDED BY DEPOSITMATE™ IS INTEREST FREE!


DepositMate™ utilises a deposit option that developers we work with, accept as payment for your deposit instead of cash.  Once your no interest deposit is advanced to the developer (along with the balance of funds you acquire from the bank) then the property is owned by you!


The deposit amount provided is then held for up to 3 years interest free (up to 5 years for first home buyers).  At the end of this term (or before if there has been significant market growth) your new property is re-valued and your mortgage is refinanced for the new valuation. 

 

The excess of your refinanced mortgage is then used to repay the amount of your deposit.

WHAT IF THE NEW VALUATION DOESN'T COVER THE DEPOSIT AMOUNT?

If the revaluation of your new home does not provide the capital to repay your deposit then we roll the deposit over to a new term.


Therefore, it is in everyone’s interest to ensure that your new property will increase in value to repay your deposit within the repayment timeline.

3. DECIDE ON YOUR NEW HOME


Now for the exciting part, we go shopping for your new home!

4. YOUR NEW HOME GETS VALUED


Once you have selected your new home, we get it valued so we know how much deposit DepositMate™ needs to provide for you.

5. PURCHASE CONTRACTS


Now that we know all the details of your new home including the cost and deposit breakdown, exchange of contracts is arranged for you with the Vendor or Developer and also with DepositMate™.  Under the EQUITY ADVANCE program, your non-cash deposit is transferred to you and held by the custodian in trust pending settlement.

6. FINANCE


Now you know the balance of your new home cost and you have your contracts, it’s time to organise the finance.  Don’t worry, we help you with this part too.

7. SETTLE AND MOVE IN


Once your finance is approved, settlement is arranged for you.  Once completed, the deposit is paid for you by the Custodian to the Vendor or Developer along with your balance and you are handed the keys to your new home.
